What are STA and MTA?
At Afford, we offer short term accommodation (STA) and medium term accommodation (MTA) for people with disability. STA is sometimes called respite, and MTA is sometimes called transitional accommodation.
STA stays can be for a few nights or for a couple of weeks. They give you time to rest and recharge in a caring and welcoming space, while your family or carers take a well-earned break. Our goal is to make sure you feel supported and have the right help around you when you need it.
MTA offers a calm place to stay while you wait to move into a new long-term home. It can also be used while you wait for your Supported Independent Living (SIL) funding or Specialist Disability Accommodation (SDA) funding to be approved by the NDIS. Most MTA stays last for up to 90 days (around three months).
Our medium term and short term accommodation homes are built to be accessible and inclusive. We’ll support you to live as independently as possible and make the most of every day.

How to pay for STA and MTA
NDIS funding information
If you’re eligible, you can use your NDIS plan to cover the cost of MTA or STA in Brisbane. The NDIS funds STA when it supports your disability-related goals, such as building independence or learning new skills. You can also use your core budget for STA if it helps you stay connected and supported in the community.
The NDIS usually funds up to 28 days of STA each year. You can use that time all at once or spread it out across weekends or short breaks. Funding for STA includes personal care, accommodation, food and activities.
MTA is generally funded as a one-off support by the NDIS, covering the cost of short-term accommodation while you wait for your permanent housing or funding to be finalised. Most MTA stays last around three months (90 days).
Self-funded
If you prefer, you can also pay privately for your stay.
This can be done if you don’t have NDIS funding or want to use your plan for something else.
Self-funded options are available for people who self-fund and wish to access Afford’s full range of supports.
