What are STA and MTA?
Short term accommodation (STA) and medium term accommodation (MTA) are two types of accommodation we offer for people with disability. STA is often called respite, and MTA is sometimes called transitional accommodation.
STA in Sydney can be for a few days or a few weeks. It gives you a comfortable place to rest and recharge, while your family or carers take a break. It’s support you can count on when you need a little extra help.
MTA in Sydney is a short-term home for people waiting to move into a new long-term house or waiting for supported independent living (SIL) or specialist disability accommodation (SDA) funding from the NDIS. MTA is usually for up to 90 days.
Our NDIS MTA in Sydney homes are comfortable, accessible and inclusive. We help you live with confidence and independence while you wait for your next home. Our goal is to make sure you don’t have to stay in hospital or aged care while your long-term home is being prepared.

How to pay for STA and MTA
NDIS funding information
If you’re eligible, you can use your NDIS plan to pay for STA or MTA. The NDIS funds STA when it relates to your support needs. You can also use your core budget for STA if it helps you build skills or stay connected to your community.
The NDIS usually funds up to 28 days of STA each year. You can use this time all at once or spread it out across the year. Funding for STA includes accommodation, food, personal care and activities.
NDIS MTA in Sydney is usually funded as a one-off support. This funding covers the cost of short-term housing while you wait for your permanent home or funding to be finalised.
Self-funded
If you don’t have NDIS funding, you can still access STA or MTA by paying privately or by self-funding your support.
Afford has STA/respite and MTA options available in Sydney.
